Cash Buyer of Residential Developments

RPS Capital Partners Ltd works closely with banks, receivers, insolvency practitioners and property developers, to buy either partly or fully completed residential property developments.

Most importantly we are a cash buyer with substantial funding in place, enabling us not only to complete deals quickly, but also guarantee that our offers will not be withdrawn at the last minute due to funding problems (we always exchange and complete in our own name).

Our objective is to acquire at least £100 million of assets during the next 12 months and we are able to provide proof of funding to prospective business partners.

What type of assets do we want to acquire?

We are interested in the following investment opportunities:

Residential investments - ideally yield bearing freehold properties which we can buy at a discount to open market value. The discount required will reflect the likely capital appreciation of the assets over the next 5 years, as well as their location and potential future performance. We are typically targeting a yield of 8%+ and are therefore seeking discounts of 20%+ on all potential acquisitions. However please note that location, as always, can make a difference.

We will also consider properties which are not currently tenanted, subject to a full analysis of rental demand and rents payable in the locality. We are willing to purchase properties throughout the UK and will consider a small percentage of commercial (mixed) use.

Residential developments - we are interested in purchasing either completed or part completed developments from property developers, insolvency practitioners, receivers and banks.

Please note, however, that RPS Capital Partners is not a:

property developer - all potential acquisitions should therefore be at least 70%+ complete.

property development financier - we are happy to purchase properties from developers but we insist on having full control of any acquisition we make.

In both cases we are able to work on a JV basis. We are not a funder and so we will need to own the assets but we are happy to share profits once a minimum hurdle rate of return has been achieved.

Working in partnership with banks

We are happy to work with banks as joint venture partners and create financial structures which enable them to out-perform the provisioning level which they have set against specific assets. For example, our Property Divestment Scheme is ideally suited to lenders who are in possession of tenanted properties which they would like to dispose of quickly.

Irish banks may also want to consider RPS Capital Partners as an alternative to transferring loans to NAMA, where these assets are subject to a 'healthy' haircut with no option if the loan outperforms the discount level. By selling assets to us, or working with us as a joint venture partner if that route is more favourable, Irish banks can not only de-leverage their balance sheets and improve liquidity, but also share in upside profits generated by the asset in the future.
